The Scheme of Housing Aid for Older People is available to assist older people living in poor housing conditions to have necessary repairs or improvements carried out. The types of works grant aided under the scheme include structural repairs or improvements, re-wiring, repairs to/replacement of windows and doors, the provision of heating, water and sanitary services, cleaning, painting and drylining.
The Housing Aid for Older People scheme replaces the Essentials Repairs Grant.
The effective maximum grant under the scheme is €10,500 which may cover up to 100% of the cost of works.
Who Can Apply
Older people, generally aged 60 and over who require necessary repairs or improvements to their home. Many older people may be eligible for the Scheme, however, priority will be given to people on the basis of financial need.
In addition applications will be prioritized based on medical needs. Highest priority will be given to a person who is terminally ill or where alterations/adaptations would facilitate discharge from hospital or continuance of care in the home.
Level of Grant
The level of grant aid available shall be determined on the basis of gross household income and shall be between 30% - 100% of the approved cost of works. The table below sets out the level of grant available based on an assessment of household income.

Household Income
The Housing Aid for Older People Scheme is a means-tested grant. This means your total household income is assessed to determine if you qualify for the grant and at what level of assistance.
The following is NOT taken into account when calculating your household income:
· €5,000 for each member of the household aged up to 18 years
· €5,000 for each member of the household aged between 18 and 23 years and in full time education or engaged in a FÁS apprenticeship
· Early Childcare Supplement
· Family Income Supplement
· Domiciliary Care Allowance
· Respite Care Allowance
· Carer’s Benefit/Allowance (if the carer’s payment is made in respect of the person for whom the grant is for).
Tax Requirements
In the case of contractors, the contractor’s name, address, tax reference number and tax district, and the number and expiry date of a certificate of authorization issued to the contractor by the Revenue Commissioners must be submitted. This will be required prior to the commencement of works.
In the case of grant applications totaling €10,000 or more, a valid tax clearance certificate by the applicant will be required.
The grant will not be paid if you start work before the grant is approved. However, it is expected that the work will start within 6 months of grant approval.
